Nicholas Barzellone is the founder and Managing Partner of Barzellone Law PLLC. Drawing on extensive experience in commercial real estate finance, Nicholas built the firm to provide the sophistication and capability of a large institutional law firm with the agility, responsiveness, and personalized attention of a boutique practice.
Nicholas represents institutional and private commercial lenders, property developers, real estate sponsors, and private equity investors in high-stakes transactions across Oklahoma and nationwide. He has developed a reputation for his practical, business-minded approach to law—focusing not just on identifying legal risks, but on structuring actionable solutions that allow deals to close efficiently and securely.
A significant portion of Nicholas’s practice involves the highly technical structuring of Commercial Mortgage-Backed Securities (CMBS). He routinely advises originators and borrowers on complex securitization guidelines, REMIC compliance, non-recourse carve-outs, and the issuance of substantive non-consolidation opinion letters.
Beyond lending and securitization, Nicholas actively manages commercial asset acquisitions and dispositions, guiding clients through rigorous due diligence, title clearance, and entity structuring to ensure their capital investments are fully protected.
